What I Look at First When a Client Says "Not Yet"

Sometimes, clients call me and say:

"We're not ready to sell yet, but we're thinking about it."

That's one of the best moments- because early conversations let us plan strategically without pressure. When someone isn't ready to list, I focus on the things that matter most: clarity, timing, and maximizing future options.


1. Home Condition & Key Updates

The first thing I notice is how the home is holding up. Even small deferred maintenance or outdated finishes can affect both enjoyment now and resale later.

I look at:

  • Paint, flooring, and fixtures

  • Cabinet hardware and faucets

  • Kitchens, bathrooms, and high-use areas

    2. Layout & Functionality

    Next, I evaluate how the space works for the family:

    • Does the home flow naturally?

    • Are bedrooms, bathrooms, and storage adequate?

    • Are there small tweaks that could improve daily living?

    Understanding functionality helps clients decide what to improve now versus later.

    Even if clients aren't ready to sell, we review:

    • Local market trends in Lake County and Chicagoland

    • Interest rates and buyer activity

    This gives context so when the decision does arrive, it's informed- not rushed.

    Finally, I ask: "How does this home fit your life today?"

    • Are you maximizing the spaces you use?

    • Do you feel comfortable in every room?

    • Could small changes improve daily enjoyment?

    Answering these questions early saves stress later and ensures every update has purpose- not just "market appeal."
